Would 1 year WE be worth anything?

3.5/177, no particularly impressive softs, just graduated and am working in real estate sales. Would love to go to HYS, though I realize Y and S are basically impossible, and would love money from CCN. I am trying to decide if I should apply next cycle, with 1 year WE, or wait one or even two more years after that.
