So I posted before but now I have updated stats/softs.
GPA: 3.2
LSAT: 164, retaking it and not applying unless I get 167+

University Program Board (put on events on campus)
NCAA D1 Athlete XC/Track- School Record Holder in the 1500m, #2 all time in the 800m…Chasing the XC 8k & 10k record this season
Work Experience:
Real Estate License/internship at luxury residential firm
Summer Camp Counselor
Currently work retail and hoping to be a full fledged real estate agent come this Fall
Goals:
Big law, perhaps lateral to an overseas office after a couple years.
Obviously the aim is top 14 but I don't want to pay an arm and a leg. I won't have much debt since my parents are paying my undergrad and I received an athletic and academic scholarship. I also wouldn't mind UCLA/USC or somewhere that is similarly ranked if I could possibly go for almost nothing. I guess what I'm trying to ask is what LSAT score would I need to receive on my retake to have a shot at top 14 or a good scholarship chance at UCLA/Vanderbilt, etc? I'm familiar with all the sites like mylsn.info and law school numbers but I want some advice/perspective from human beings.

Softs are good and URM should help. Definitely be sure to have a diversity addendum. Any advice for splitters is pure speculation though. I can say that upper 160s has produced very good results for URMs before but I don't think too many of them were splitters. I would blanket several schools and see what happens.

Just aim for 180 and get your PT average as high as possible

Thanks for the replies! I will definitely submit a diversity statement and any and every "optional" essay(s) a school suggests.
