You don't need to explain yourself; people withdraw all the time, often up to and after the start of classes. Write a normal, polite email to the general admissions account withdrawing your application app, letting them know you will not be attending this fall, and thanking the school for its consideration. It shouldn't be more than one or two sentences.
I'd recommend email for the paper trail, but you can always call too.
