Cleanliness is by far the biggest thing, at least for me.

Also noise level/guest policy as others have mentioned, but I do think that's something that is easier to compromise upon/set rules about. People's cleaning habits (or lack thereof) are much more ingrained.

My other advice would be to be really assertive up front and very clearly set out rules, responsibilities (who's going to pay the bills, replace x item when it runs out, etc?), a cleaning schedule, things like that. I made the mistake of not doing that in my current situation and ended up with a lot of it on my shoulders because I got tired of no one else ever stepping up, and it's made it hard to enforce retroactively because my roommate is so used to me doing everything.

Unless you're getting married to the person, I don't think any really long-distance relationship is worth it IMO
