If any of you guys wanna know how Philly is, or University City in particular, feel free to PM me. I currently live like 5 minutes away from the law school. The area is nice and there is a decent amount of cheap housing if you're poor. As well, if you're rich, Center City has some nice apartments. lol
It's a decent distance away from the law school, but not too bad.

For places with a Gym, it can be costly. One place that comes to mind is the "Radian" apartment complex. I think its around 1900 for a 1 bedroom place. However, with your budget, you have a lot of options available. I always utilized New Age Realty to find places in University City and I've always had a good experience. With New age, you'll get cheaper options some even below 1000. In regards to walking distance, I would say any place pass 46th street is too far west. And anything past Lancaster/powelton street is pretty far north. And anything past Baltimore st. is too far south. East of the law school is Center City. Anything on 21st, 22nd, or 23rd & Walnut is within walking distance of the law school. I had a friend who got a studio in that area for around 800. I think it was called "Roosevelt Apartment Complex." Even if you got a place that's kind of far from the school, you can always use the el (subway). There's a stop at 34th/Market street, which is close to the school.

I'm actually super skeptical that Philly 20/30 somethings are using realtors to get apartments. It's not like Manhattan where demand whoops supplies ass all day everyday.
Granted I've only lived in modestly priced housing in Fairmount/West Philly (off of Baltimore, which I highly recommend) housing (625-800), certainly not the 1k/month gym in building places.
Maybe the markets are different, but I would still be surprised to hear a realtor really added a ton of value to the search.

HI, I live in West Philly (and fairly far from the law school) and also have a car. I doubt you'll need a car, since I also barely use it. I'll sometimes use it to go grocery shopping (since the trader joe's in philly is always packed), run some errands, or go on random trips. If you're not living in West Philly, Grad Hospital, or somewhere else that has free street parking, it might not be worth it!

So this place isn't people's #1 favorite place since it's new and has had some problems, but I know some people who are living at Evo. It comes furnished, everyone has their own bathroom and depending on how many people you live with, can be fairly cheap. It includes utilities, has a pool, gym, and other amenities. It's close to school. The downside is that the apartments are fairly small.
