Since I haven't read the actual opinion - and I have no intention of doing so - I will reconcile your contention and what Prof. G told us.

It is obvious "Haunted" is a defined term of art meaning: "When a sad, lonely old person gets pleasure out of scaring their neighborhood."

It depends on the workload for the day. But, if there is a quality case brief out there, 9/10 times I will read that and skim the opinion.

P.S. The "haunted" case in question was a non-mandatory one though.

I read the case. I have zero understanding of what law means or how cases work, but I'm pretty sure it was just that a dude trying to get out of a contract for a house he bought was claiming it was haunted, and the defendant, when he owned the house, had put it on ghost tours and talked publicly about how it was haunted in several national publications, so he couldn't deny it. So since the plaintiff claimed it was haunted and the defendant had to admit it because he couldn't deny it or claim he didn't know, as a matter of law it was haunted

I will be starting a service called xylo case briefs. Instead of reading, just ask me to summarize, and I will tell you the most interesting things I remember about the case.
Sample Xylobrief:
Someone v. Pepsico -- 20-year-old somehow casually raises $700,000?? But it didn't count because you had to look at the catalog or whatever. The commercial was too hilarious to be legit. Dude doesn't get the plane.

Iqbal was like "dude all the people you're saying are terrorists are Arab Muslims, that's racist," but everyone else was like "idk 9/11 just happened and al Qaeda is pretty much all Arab Muslims so it would kind of make sense that most of the people we think might be involved with Al Qaeda are Arab Muslims" and Iqbal was like "dammit that's all I got," so the government hit him with a 12(b)(6) which wouldn't have been a thing before but since Twombly happened it totally was a thing
