Guys this is depressing. I'm getting off this thing for the night. GOOD LUCK tomorrow everyone. I'll keep my fingers crossed we don't have any Softest issues, and no one faints or yells or anything absurd. I'm afraid I can't do anything about the constant train noises in Ontario. We'll just have to deal with those.

You mean Duties? He has the implied warrant of habitability, the duty to repair (if a residential tenant), and a covenant of quiet enjoyment. These are the major ones.

I saw someone have a complete breakdown in Oakland today. Waterworks and all. I felt so so horrible for them.

a covenant that runs with the land always be rent

all other covenants that run with the land --> look to the original parties' intent to have that covenant run with the land (show: intent + touch & concern)

I think everything mentioned is right plus duty to avoid waste. Warranty of habitability is also residential.

A LL and tenant who are in privity of estate which each other via the valid execution of the former tenant's lease assignment are liable to each other for all covenants that run with the land.

Too tired to look up the wording for a sublease where LL and T are in privity of estate and K.

What if a film crew dressed up like paramedics, followed the paramedics into some poor dude's house, and surreptitiously filmed said dude's wife die as well as dude's reaction to it? I think I would have to take a bathroom break to lol a little bit.

covenant doesn't run to subleases except warrant of habitability

damn so last february there were 4 non mbe subjects and 2 mbe subjects...departed from the usual 3/3 rule

ugh hoping for 3 mbe subjects

You're in Oakland too? I didn't notice that but it's a pretty large test center.

The woman in front of me had a little black thong on the body of a hippo. I can see her but crack through the space between the back support of her chair and the seat. I should ask the proctor for a new seat "excuse me ma'am, could I move? Her giant coin slot is too distracting for me."

I'm going to attempt to draw a comic about the tale of two asses later (what else to do with my spare time besides prepare for July)

I realized I miss a few easy MBEs as I was going through my outlines. I can clearly remember the 50/50 answer choices and me picking C over B when the law clearly points to B. No thanks to my brain which doesn't even have photographic memory when I need it.
