Wisconsin Madison Housing

I have a quick question for law students at Wisconsin Madison, or even undergraduates from the same - do you have any tips on particularly good housing that is 1) close to the law school/Capitol, 2) courteous, responsible landlords, 3) quiet for studying, and 4) clean 5) affordable, and 6) comfortably ammenitized (dishwasher, pool, whatnot).
