You're looking at a tricky time. My broker told me that August through mid-September is the worst because of students moving in, etc. I'm waiting til late September / early October for that reason.

Well I've got two days allotted in New York to look for apartments and submit as many applications as possible. This should go well.

If you use a broker, you will find an apartment. Also once you go around with them they will know what you are looking for and will work to find you something in that realm and collect their fee.

I don't disagree with the poster that said you can find your apt on streeteasy or craigslist (I've done it) but it takes a lot of legwork that really isn't worth it if you can afford a broker. Not to mention that many of the "fee free" listings on SE and CL aren't actually fee free.

Thanks, we'll be using a broker this first time. My wife is wanting a 1 bedroom in the UWS. I am wanting to stay around 2500/mo. We'll see if both of those interests can be met.

I've lived on the UWS for the past three years and you should be able to find something fairly nice in that range.

For UWS 1BRs, best to go through a broker or possible to find on Street Easy/PadMapper? Late September start date.
