This list is not exhaustive but it is a start. We had a dog so we were limited like you are.
And my husband and I bought our condo because it was cheaper/comparable to the places we were looking at renting. PM me if you want more details.

Looking for 2 roommates who want to live downtown. I'm going to try to check out this house later on this week. The three of us would have the whole house to ourselves. It's right at the commons and about a 18-20 minute walk to the law school (also right at the bus line).
The good thing is, it is cat/dog friendly for anyone with pets. I don't have any, but I am definitely not opposed to living with someone who does have them. There is a fenced-in yard for the dogs, and the house looks pretty nice.
It would be about 533/mo. before utilities. I imagine it would probably be more like 600/mo. for each of us after factoring in all utilities. It should definitely be no more than $625-650/mo., even in the winter months. It sounds like a great deal, and we would all have plenty of space.

I currently live in Western New York, and I would definitely recommend getting the address, and then calling the local power company to find out what the average heating costs were for that address before you make a decsion. In my first apartment in Rochester (probably a bit colder than Ithaca, but still), my first winter electric bill (November/December) was over 300 dollars, and got worse in the months thereafter. Depending on any numbers of things, the heating bills can be brutal and unpredictable.

Good look. I imagine heating a whole house could get pretty rough. Well, looks like I am officially not going to Cornell (it is the 15th). Hopefully they will give one of you my money. If any of you were in with money at Duke, maybe we could convince them to let us trade money.
