Deferring..
if you defer, are you you welcome to also apply to other schools the next year, or are you guaranteeing you'll matriculate?

I think it depends on the agreement you reach with the school. Obviously it would probably be harder to get the school to defer your acceptance in a non-binding way but I don't think it's unheard of to do so.

This is exactly right. Make sure that you're VERY sure on the contract that you sign before signing it.
