That's if you're truly set on not re-taking, which I would recommend doing (unless you're over 30 and plan to have a child soon or something to where you need to go to law school now). This thread is old now and I'm not going back to see if I commented already as I'm on my phone.
The schools are basically peer schools. You have compelling reasons to be in the city (free rent, better transport) and a minor reason to chose Pepp (more rural, potential Ventura bump). In the end, you can work in the city or in a suburb/more rural area with either degree. Both schools offer comparable employment prospects and networking (maybe a slight edge for LLS). Take the least debt and more practical option for commuting.
Oh, also, even if the conservative element is mostly absent at the las school at Pepp I understand that is definitively not the case for the dorms.

Pepperdine is the closest law school to Ventura County. That's what I'm guessing they are referring too.
