Not every grad student housing set up is this way. Pretty broad generalization.

It's also very hard to predict ease of subletting when you didn't say what city you were in, your housing situation or the price range.

Is it easy to sublet a nice school subsidized one bedroom in NYC/LA, yes. Is it easy to sublet a room in a beat up building in po-dunk Mississippi that's renting for > fair market value, no.
