Still I can't imagine that the whole housing crises hasn't affected the apartments in Miami some what. I live about 100 miles away (west coast of fl) and apartment prices, like real estate, is dropping like a rock. I know people whose landlords are dropping their rent DURING their lease, without even requesting it. Maybe Miami has somehow bubbled off from this, but I doubt it.
Just saying the prices on apartment.com and what not, multiple places asking $1400 for a 1 bed room in coral gables, utilities included or not. I dont care what they are asking on apartments.com, no one is paying $1400 for a 1 bedroom anywhere. $1400 = what a $200,000 mortgage payment is, and I promise you, you can get one heck of a house in south florida for $200,000 right now.
I'll report back when I actually swing over there this month, but I'm pretty sure I'm gonna come back saying those apartment prices outside the ones right across the street from UM are inflated.

There's also a Miami off-campus housing page on facebook with lots of pretty pictures! I am way too excited. I need to stay off the internet for a while I think. Anyway, I spoke with the lady that operates that page, and she said not to really start the apartment hunt until mid-June.

just to let you guys know, there are a bunch of FB groups that involve the class of 2012 that i found. just search "university of miami law" and you'll see them. then you should join them obviously haha

Hey everyone, been a TLS member for some time but never really posted anything. I made my choice to attend UM a few weeks back and I felt I could provide some insight on housing, work, etc. to those from out of town. I'm a miami native and have worked in a law firm for about 6 years so I have a pretty good grasp on things. Feel free to email me or PM me and i'll be more than happy to help. I've been looking also, but my dad is my realtor so we've just been checking MLS. Be wary of the short sales: the price looks good, but it has to be approved by the bank. Less than half of these sales go through, and they take forever to process (or so I've been told).

I'm attending UM next year and was considering buying a place. I'm from LA where everything is still very very overpriced. I came to Miami and was like "wow, there are some good deals here." $300k buys a 2/2 condo in a new (er) building with unobstructed bay views. After about a month of searching and 3 trips to look at various condos and homes, and after multiple offers, i've determined that properties are still overpriced. They've dropped to more affordable levels sure, but I haven't seen many steals out there. This was based on a cash flow analysis. All of the units I was looking at buying costed $400-$600 more per month to own than to rent. Not the best idea in a declining market. We're approaching the second wave of the downturn. There's over 1 trillion in TOXIC sub prime (option arm and alt a) loans that are set to reset in the next 3 years. These loans have a very high default rate and I guarantee you that many if not most of the loans that were issued from 04-07 during the peak were these types of loans. The condo market will get hit HARD. another 40-50% drop over the net 2-3 years is my guess.
Just fyi I decided to rent at Red Road Commons. They have one bedrooms for $1100 a month and the building is brand new and right next to campus. Can't beat that!
