Transcript GPA: 3.39
LSAC GPA: 3.21
LSAT: one cancel, second take 173
Have some work experience creating my own education business and one year teaching in inner-city. 4 years out of college.
What are my chances at getting in UPenn with early decision?
Other schools I'm applying to:
Just for the heck of it: Harvard, Columbia, Chicago, NYU
Possible: Berkeley, Virginia, Northwestern, Cornell, Georgetown, UCLA, USC
Safety: Boston Univ, Davis
Am I being too optimistic?

Probably. Your list is really heavy on CA schools which absolutely hate low GPAs. Even Davis and USC are stretches with a 3.2/173.
Penn is possible with ED. CCN and H are kind of ludicrous wastes of app fees, but you can dream. UVA is out, GULC and NU are probably pretty good. Cornell is a ? and I think BU is a decent bet.

Sorry, didn't mention I'm from CA. Does being from CA help with the low GPA at all?

H- out
CCN-out unless you ED;
Boalt- out
UVA- out if you don't ED, almost lock if you do
Cornell, USC, UCLA- out because of GPA; maybe if you ED but not sure about that either
Georgetown- good chance
NU - good chance, depending on how they see your WE
Penn with ED: good chance., most likley WL without
So basically, you're out at all target/reaches except GU, NU unless you ED.

With my stats, do you think I have more of a chance EDing at NYU or Penn?

Not much, maybe a little at UCLA but i'm still guessing you won't get in.
Also, you won't get in to NYU ED, definitely not in at CC ED or not.

There are only two ED applicants with numbers even close to his, one accept and one reject. How is that helpful?

You both have been very helpful. Thanks for your advice! I think I am going to ED to Penn.
