Honestly, you just gotta sit down and do the math.
If you would like another text to explain it, look for Principles of Corporate Finance by Brealy Myers or Corporate Finance by Ross Westerfield Jaffe. These are very dense but very helpful--the bibles in most MBA programs or ugrad finance courses.
