Berryman v. Komach: Option Contracts & Promissory Estoppel

I'm trying to glean the rule from Berryman v. Kmoch. Can someone help? Option contracts must be supported by consideration. If no monetary consideration, then part performance in reliance may be valid consideration? However, the consideration must be to the benefit of the optionor? Not clear on where this motive v. consideration and binding promise v. illusory promise thing comes in.
