Best way to talk to Profs in Office Hours?

My Property professor is really cool. He has always been very open about us being able to come into his office to talk to him about anything. And he seems to genuinely care about the success of his students, which is more than I can say for some of my other professors. I've been to his office a few times to discuss questions about the course, but now I want to go into his office and talk to him about law school in general, not just Property. I'm at the point in the semester where I feel like I'm drowning and could really could use some advice/guidance on how to best approach the rest of my semester. He seems like the best professor to talk to about something like that, and I know he would be glad to help and talk about this with me, but I want to know the best way to approach him, without sounding like a complete moron who probably shouldn't be in law school. I'm just curious as to how normal people who aren't socially handicapped would approach a professor in that type of situation, because I can't even think of how I could possibly even begin that conversation.
