How can a future interest be interpreted as a covenant?

Doing future interests now, have not touched on covenants too much yet, but just curious.

maybe because future interest holder has remedy against present poss holder w/r/t waste and em domain? so a cov says present holder can't do X. and if someone's got a future interest on your prop then it's like a cov in that you can't create waste and have to give em dom proceeds? not sure
