Commission

This is probably the wrong place for this question, however, I am wondering if anyone can provide any insight.
If I have a client who buys/sells commercial properties, for example, and I make the introduction to the broker and basically set up the deal for my client, would it be improper for me to collect a commission from the broker on top of my legal fee from my client? Is there a conflict here?
Also, same question but what if the Buyer/Seller is not my client but I refer a matter to a broker. Is it improper to ask the broker for a commission on the sale?
I just don't want to violate any ethical rules.
