There are a TON of boutique litigation firms in NYC, some pretty prestigious ones, other crappy ones. But I havent heard of any smaller firms that specialize in transactional type work. Do these exists?

Not in the same vein as boutique or litigation-only, but Stroock, Seward, Kramer Levin, Bressler, Mound Cotton, Otterbourg and Hahn&Hessen are all known for their smaller size and transactional work. I assume there are more though.

This is wrong mostly wrong
1) Bressler specializes in securities litigation, not transactional work
2) Kramer Levin, Seward and Stoock all have pretty decent lit departments, so they aren't really corporate boutiques
I will give you Otterbourg. I don't know enough about Mound Cotton or Hahn & Hassen. WLRK likely qualifies as other posters said in this thread.
This is more what I'd think of as a transactional boutique:

Yeah I don't really see how you can call a firm with more than 200 attorneys a "boutique." In my mind a boutique is <100 lawyers (even that is kind of pushing it - probably more in the 50 range).
Here's another one:
