Do e-mails+physical letters actually mean anything?

Hey I recently received a couple e-mails from Columbia Law that encouraged me to apply and gave me a fee waiver. I also got a physical packet of information from them today that I arrived at my parent's house (I'll go pick that up soon).
Is this a sign I have a legit shot (50%+) of getting into the school or is this generic shit they send to everybody in the country?
I'm planning on retaking and applying next cycle but clearly that would be a dumb move if Columbia is an option now.
