What is the proper etiquette for addressing Director of Admissions?

Dear Mr. Smith? Dear Director of Admissions Smith?

Mr. Smith, unless they are a Dean/Assistant Dean of Admissions (or similar), in which case you can err on the side of formality and say Dean Smith.
