if you defer, are you you welcome to also apply to other schools the next year, or are you guaranteeing you'll matriculate?

I think it depends on the agreement you reach with the school. Obviously it would probably be harder to get the school to defer your acceptance in a non-binding way but I don't think it's unheard of to do so.

This is exactly right. Make sure that you're VERY sure on the contract that you sign before signing it. Breaking that contract can result in bad things, just like breaking an ED contract.
