How Much Does Law School Really Cost?

I am trying to find the "true" cost of going to certain schools. There are obviously many variables that will determine any given student's COA. One student might live in a palace while another lives "above a bowling alley and below another bowling alley."
I have looked at the COA for the schools I've been accepted to on their respective websites. I have compared these numbers to the non-discounted costs on Law School Transparency. In some cases the COA difference between the two is as much as $60,000 over three years. I know that schools will report their COA at lower than the actual cost, but LST seems to be overestimating in some cases.
I'm inclined to think that the actual cost will fall somewhere in the middle of what the law schools claim and the doomsday report that LST gives, but maybe I am wrong.
Any thoughts? Are there other resources for finding out "true" cost? Current or graduated students input would be greatly appreciated.
