What's standard practice for signing a lease when you're unsure of where you'll be living during the summer? I want to spend my summer out of state, and I'm fairly averse to subletting.

Get a 9-month lease or pay rent while you're not living there during the summer.

I would ask for 9 month lease + option to go month to month after that*

*This is not legal advice, I'm not a lawyer, just sharing what I would do (and have done) in your situation

Why? Month to month is usually much more expensive; plus, the LL might decide to end the lease. You can commit to three years of law school but not a 12-month lease?

Keep in mind that if you go month to month, the landlord is probably not going to just let you leave your stuff in the apartment for the summer, not pay rent, and come back in the fall. You will probably have to move out in the spring, find a place to store your stuff for the summer, and find a new place in the fall.
