From my undergrad experience at DU I know that if you want to avoid the undergrad party scene it's best to live outside of the Humboldt to Josephine and Wesley to Buchtel quadrant. That half mile around the university is filled with rentals for undergrads. Some of my favorite areas around DU are Washington Park and S Pearl Street.
