I was only looking at Studio and 1br pricing... for 2br it seems like Del Prado might be a better deal:
Regents is $1550-2100 ($1450-2000 with UChicago discount) for 1095 to 1140 sq ft of space. Del Prado is $1418-1675 for 850 to 910 sq ft. Assuming the smallest sq ft is cheapest cost, this means Regents is ~$.77/sqft while Del Prado is ~$.60/sqft. Currently, Del Prado features 1 month's rent free, but that might not last to when you actually want to move in.

I didn't see any Del Prado 2br with 2 baths, while Regents has only 2br/2bath so if you're rooming with someone, take that into consideration. Between the two, Regents' 2br has bigger rooms.

I mean, on paper it does look off, but my calculator says those numbers and it's way better at math than me.

Also not sure how you reached your numbers. It looks like Regents comes out cheaper than Del Prado for most rooms after UChicago discount (assuming the lowest and highest prices go with the lowest and highest square footage rooms).

For Studio: $1.66/sqft vs. $2.08/sqft (or $1.77 vs. $2.34 on the high end)
For 1BR: $1.29/sqft vs. $2.03/sqft (or $1.98 vs. $1.83 on the high end*)
For 2BR: $1.32/sqft vs. $1.67/sqft (or $1.75 vs. $1.84 on the high end)

I don't think square footage or price per square foot is necessarily the most important factor in comparing places to Regents. If you value an easy social environment, being around law students, and living in a building with lots of amenities (the in-building grocery store is awesome) then Regents is a good fit. It's also good if you don't want to spend time apartment-hunting. If you'd rather not live with a bunch of your classmates, you'd like a newer apartment, or have preferences for things like hardwood floors, there are lots of other places to live. I think the general area that Regents is in is a good place to start looking because you'll be near your classmates, and there are 171/172 stops, as well as the 6 (to get downtown). From what I saw while I was looking, most apartments in Hyde Park are comparably priced, there are just little differences in amenities/floorplans/finishes that appeal to different people. If you choose not to go the Regents route, I definitely recommend being on the 6 and 172 (or 171) lines if you don't have a car.

I also visited my friend in Regents last week and the complex was pretty solid. He seemed content with his apartment and the management, so I'm guessing that the negative reviews are a bit overstated (as has been mentioned before). The corner/liquor store at the bottom also seemed pretty convenient (and had a reasonable selection of beers).

How much can you rely on that Regent's grocery store for groceries? It looks like mostly smaller grocery stores in the area, and you gotta go up north to get to a Target.

I don't think so. They said they are by email but the award letter is an attachment. I assume that's what they're still getting in order. Also, given that there is only an hour left in the business day, I'd expect them tomorrow. Good luck everyone!
