Did the question indicate whether it was a residential lease or commercial lease?

If commercial --> Tenant held to new year to year tenancy if original lease term was one year or more; or periodic based on terms if the lease was less than one year.

If residential --> Tenant held to month to month tenancy, regardless of how long the previous term was.

Sounds like this question was likely a residential lease.

Hey all. Does anyone have an idea what kind of raw score on the full simulated MBE is enough to feel comfortable with progress? I'm in a UBE jdx if it matters.

They look to frequency of when rent is due if it is a commercial lease and the original term is for less than a year.

For people taking the simulated MBE at Javits: silly question but if you show up without the scantron can you still take it? (I assume they have extras). I lost mine moving, emailed Barbri and have not gotten a response.

I think I've asked a variation on this but didn't see an answer: Where, if anywhere, does Barbri use real past exam questions? Or are they 100% overly complex invented questions?

I woke up with a splitting headache and all the migraine meds in the world aren't doing much, so I may be pretty much useless today. It's almost 2pm and I haven't managed to do anything besides get dressed and eat cereal so far. :?

Put in an order for Emmanuel MBE today so hopefully will receive it after the holiday. Also just pushing through my remaining lectures before the holiday break. Then I'm planning to get into a daily regimen with a goal of 40-50 multiple choice questions and 3 essays, and then at least 2-3 MPT's a week. And then fill the rest of my time reviewing answers. I figure that should be plenty to fill my days until the exam.

I'm really curious to see how I do on Emmanuel's questions. I'm getting bent over by Barbri. Have been hovering in the 40th percentiles in most subjects except really low in Crim (like 25th) and really high in Torts (like 80th), so I'm just all over the place.

Anyone consider the Goat book instead of Emanuel? It includes CivPro, which Emanual doesn't, and supposedly included free online access to 1200 more real questions.

I got Emanuel's Strategies & Tactics for the MBE and it included a card with a website/code to go online and do the Civ Pro. Haven't tried it yet though.

I think this is highly inaccurate. I have a hard time envisioning "comfortable" as 99.9 percentile.

Hi all,

Just feeling discouraged and overwhelmed with the amount of info I have to process and memorize. I feel ok about the MBE, but I am getting 3/10 on Essays, not able to articulate the rules. :cry: I just feel doomed but also know that there are 27 days till my Essay exam. Is this enough time to build myself up to 6s and 7s? And if so, how considering the time constraints? :cry: Any input would be welcome.

i know. srsly i think at this point 60% would be comfortable. obviously you're gonna get better in the coming weeks
Ah, may have missed the sarcasm of the arbitrary number. To be real though, Barbri book states 50 percent of test takers score 123 on the exam. If you are at the level or above your are in good shape it seems.

Starting to freak out. The wills & trusts/estates lecturer was awful for TX and I'm still struggling to learn it overall. I've tried picking out rule statements from answers but its not helping me understand the big picture like the rest of the lectures have done for me. Can anyone suggest a quick way to learn it outside of barbri? Planning on going through the materials after I understand it to pick out important rule statements.

I guess I got lucky. Virginia has a really good Wills professor. Probably on par with Freer.

FL's wills and trusts lecturer was horrible too. For the first time, I was thankful that I took the class in law school and had a great professor. I say look for a good outline somewhere... google "TX bar wills and trusts outline" or the like and you may be able to find one. Hopefully, you can find one with succinct statements of the rules. Good luck!

Also, most helpful part of BARBRI so far = the simulated MBE video lectures, especially for crim law and evidence. So glad I decided to watch them.

Yeah, Guzman's are good. He actually teaches you things about picking the best answers/avoiding common wrong answers, rather than just reading the answers to you.
