Refinancing
With the Fed raising interests rates this week, and them planning on doing so at least once more this year will refinancing be as an attractive option going forward? As a rising 3L I was really hoping to get that 1.95 rate from first republic. Any conjecture on what the lowest interest rates for refinancing will be at the end of 2019 or beginning of 2020? Will I be able to get under 3%?

Any answer is going to be pure speculation, but you probably won't be able to refinance at less than 3%.
