Good post. When I ask questions I have family investments that could be applied to debt. It doesn't mean that I don't take out loans.

Wait, I know I'm still catching up on this thread, but "easy to liquidate real estate"? When did the recession end? Did I miss that too? Me and the reporter on msnbc.com this morning still thought foreclosures were up...

It's not my fault you watch misguided news. I'm saying that you an unload real estate, with a hit, but still a gain to you, if you want. I'm saying that if you have investments, you don't have to do this right now. Hence, your investments would not be sold now, but later. People buy property low all of the time, sit on it, don't sell it but gain a profit anyways and then sell it later. If you're not going to sell the property now, you need to take out loans. But you can sell that property to pay off the loans either in their entirety or partially whenever you want. I'm not saying that this is normal, but I'm saying that it's possible.

I never said that you would right now. Hence, why you take out loans now. You hold onto property for various reasons. One could be financial, another could be indecision about what to do with it, another could be because you want to build on it later on. I don't see why this is an issue of contention.

One should never liquidate their 401K. Period.

There are people that will have outside funding coming in, yet need loans now. That's the point.
